Property paperwork in Nigeria can feel overwhelming, but a few documents do most of the work of protecting you.

Certificate of Occupancy (C of O)

Issued by the state government, it grants the holder the right to use the land for a set term, usually 99 years.

Governor's Consent

Required whenever land with an existing C of O changes hands. It records the transfer from the seller to you.

Deed of Assignment

The agreement between buyer and seller that transfers the seller's interest in the property. It should be registered after consent is obtained.

Survey Plan

Shows the exact boundaries and location of the land and is needed for most other applications.

Always have a property lawyer review documents before you pay, and confirm them at the land registry.
